Over the last 18 months, there have been 918 homes that have sold over 1 million dollars in Philadelphia, Montgomery, Delaware and Chester Counties. The real estate market is strong and the numbers don’t lie. In 2016 there were 610 homes that sold over 1 million dollars in these counties.
The record for home sales over 1 million dollars in these counties still dates back to 2006 with 656 sales. Since the record low for million dollar sales of 322 in 2009, we’ve seen slow and steady growth. With 308 sales of million dollar homes already taking place in 2017, I’m betting that 2017 is going to be the highest yet.
Wayne scored second on our list of zip codes and ranks highest of the suburban towns. With a vibrant downtown, good schools and easy access to transit to Philadelphia, Wayne has become one of the most desirable places to live in our region.
We wanted to dig a little deeper and see exactly which towns were getting the most of these high end sales. The top ten zip codes listed below took over half (561 of the 918) of these million plus dollar home sales. With everything being about location, people are willing and able to lay down the cash to claim their prime spot within these expensive zip codes.
#1 19103, Philadelphia
120 Sales with all 120 sales being located within Philadelphia County. 84 homes sold in Rittenhouse Square, 30 homes sold in Fitler Square, 5 homes sold in Logan Square and 1 other home sale was not identified by a specific neighborhood.
#2 19087, Wayne
70 home sales with 48 of the sales being located within Delaware County, 15 of the sales being located within Chester County and 7 of the sales being located within Montgomery County.
#3 19010, Bryn Mawr
66 home sales. 47 of the sales were located within Montgomery County and 19 of the sales were located within Delaware County.
#4 19106, Philadelphia
All 61 home sales are located within Philadelphia County. 35 homes sold in Society Hill, 17 homes sold in Old City, 7 homes sold in Washington Square and two were classified as center city.
#5 19041, Haverford PA
A total of 45 home sales . 26 of the home sales were located within Montgomery County and 19 home sales were located within Delaware County.
#6 19085, Villanova PA
A total of 45 home sales. 23 of the home sales were located within Montgomery County and 19 of the homes sales were located within Delaware County.
#7 19102, Philadelphia
A total of 43 home sales all located within Philadelphia County. 24 homes sold in Rittenhouse Square, 12 homes sold in Avenue of the Arts and seven additional homes were classified as the center city neighborhood.
#8 19355, Malvern PA
42 home sales and were all located within Chester County.
#9 19035, Gladwyne
36 home sales and all were located within Montgomery County.
#10 19147, Philadelphia
33 home sales and all were located within Philadelphia County. 13 homes sold in Queen Village, 10 homes sold in Bella Vista, 5 homes sold in Society Hill and 5 homes sold in the Hawthorne Neighborhood.
