While the Main Line includes some of the wealthiest communities in the country, there are plenty of houses for sale in the $500,000 range and under – a price point typical of first-time home buyers in our area.
Whenever we work with buyers, our first step is to discuss financials. In order for us to help buyers make a smart investment, it is critical to determine how much they can actually afford – including a monthly mortgage, taxes, insurance, closing costs, and any other personal financial obligations.
Once a price range has been established, you need to decide on a location. You really cannot go wrong when it comes to picking a place to live on the Main Line. Virtually every Main Line suburb is beautiful, home to the top school districts, not just in the Philadelphia region but leading in the country, and has plenty of reasonably priced homes. In fact, there are close to 100 single-family homes on the market right now in Tredyffrin-Eastown, Lower Merion and Radnor, within the means of what a first-time home buyer typically can afford. After touring homes in these three school districts, we found an abundance of desirable, move-in ready houses between $250,000-$565,000.
Once you have selected the houses that you feel are worth touring, our final step is to see it in person. You will also want to read through the seller’s disclosure and inspection reports, and do the due diligence to understand the age and structural condition of the home. Many first-time home buyers want to find something that has either already been updated or, at the very least, properly maintained enough that it requires minimal work. However, we have a vast amount of knowledge in construction and interior design, which our clients can leverage should they want to consider buying a property which may need some changes. So, whether it’s move-in ready or a fixer upper, we love working with clients who are ready to make the Main Line their home.
