Those looking for a townhouse lifestyle have lots of options in today’s market. All along the Main Line, there are townhouse projects springing up. I’ve toured most of these projects and this post will highlight one of my favorites, 28 Bridge. Nestled on Central Avenue right off Lancaster Avenue in Berwyn, you will find nine new townhouses built by local builders Dave Ludin and Dave Hopkins. These units are bright, have nice finishes, and are priced competitively. The home sizes range from 2,200 to 2,600 square feet and prices start at $529,000.
Dave Hopkins, the builder and owner, met with me recently to give me a tour of his project as he would do for any interested buyer. It was nice to get more information directly from him and to be able to ask him questions. Often when you purchase new construction,you don’t get a chance to speak directly with the owner/builder.Dave enjoys walking buyers through the entire process and can often be found at the model unit showing around prospective buyers.
Unlike other projects, buyers here can choose any cabinets, tile, countertops or lighting that they prefer. The builder has relationships with local suppliers like Ferguson in King of Prussia and Century Kitchens where buyers can go to make their unique selections within their allowance amount.
Dave explained that they really tried to include most things that buyers would select in their base pricing. High hats in the kitchen and living room are standard and overhead junction boxes come standard in every room.(Be sure to check out the entire list of standard features at the end of this post). New construction pricing can often be difficult to compare by just looking at the base prices. Often these little or larger things can add up and can change the price drastically. This is another example of how Dave and his team aim to under promise and over deliver. They want buyers to walk into the model (which you’re sure to love) and realize that most of the things featured in the model are already included in the price for each units. Units can range in size from 2,200 to 2,600 square feet.
When I look at the average prices for homes around 2,500 square feet in Radnor and TE, it’s easy to see why more and more buyers are opting for new townhomes. You can purchase a brand new townhouse that’s possibly bigger in size and priced less than a single family resale which most likely still needs expensive updates like a new kitchen and baths.
In this industry, I’ve also noticed a shift in how people want to live. People are working harder than ever and they want to relax and enjoy the fruits of their labor in their downtime. There’s an easy lifestyle that you comes with townhouse living. You’re not spending your weekends working on DIY home projects around the house or mowing your lawn. Whether it’s spending more quality time with friends and family or heading to Florida for a few months in the winter, I can see why many buyers are opting for a more maintenance free lifestyle.
As we toured the townhouse, there were a few things that stood out. The first was the quality in the finishes, which you honestly need to see in person to truly appreciate. The second thing that stood out was that home felt very quiet. Even though you are located within the downtown area of Berwyn (you’re less than a block from Lancaster Ave), the house still had a residential feel. Brooke Brennan, a Realtor on my team grew up in Berwyn and still claims it as her favorite Main Line town and explained why. She pointed out that it’s quiet and isn’t as busy as some of the other Main Line towns, and has more of a hometown feel. I realized on that visit that she was right. Berwyn is actually considered a village and even though there is development planned that will bring more shops and restaurants to the downtown Lancaster Ave corridor, which I think is very exciting for Berwyn, I think that Berwyn will always have more of a quaint feel which makes it special within the ever growing Main Line. When you compare these townhomes to other townhomes located near Lancaster Ave along the Main Line, where you can walk to the train, parks, libraries and restaurants you realize that you are getting a good value in Berwyn.
