With the top-notch schools to the quaint towns and proximity to Center City, there’s much to love about the Main Line. But high price tags and low inventory can leave buyers discouraged. While some are happy to purchase an affordable home now and renovate later, others find that option hard to stomach. Not to mention, a busy lifestyle, whether it’s with work or extracurriculars, can keep someone from wanting to renovate or repair an older home.
This is where a new construction townhouse comes into play —a growing market niche that’s ideal for first-time home buyers, young families, empty nesters, and especially recently, busy families. In the last twelve months alone, over 100 new construction townhouses have sold on the Main Line!
Townhouses are what I call the “sweet spot” for Main Line home buyers. They boast all the benefits of Main Line living, at a lower price point. These homes include features that today’s buyers crave—like open floor plans, attached garages, spa-like baths and ample storage space—come standard. Still skeptical? Here are a few reasons why new construction townhouses should be on your radar:

New construction townhouses can be customized to your taste and lifestyle with dozens of upgrades. Think marble counter tops, plantation shutters, wide-plank hardwood floors, custom closets and frame-less shower doors. In the end, you get the best of both worlds—a brand-new home with your signature touches.
- Less maintenance and fewer repairs
In general, townhouses require far less maintenance than single-family homes. There’s less lawn to care for, and energy costs are typically lower as well. Another bonus: New materials mean fewer repairs—and less headaches for you. Often the HOA will cover exterior building maintenance.

The hottest area now, for me, is Berwyn. Did you know that Berwyn home values increased by 18% in the last quarter of 2017. Berwyn is becoming one of the most desirable towns along the Main Line because it offers great value within the Main Line, making Berwyn an awesome buy for long term investment.
This brings me to the hottest buy I have listed right now – The Bridge Street Townhomes. They are priced much less than comparable new construction townhomes selling in Ardmore or Bryn Mawr which would be priced well over $750,000. In fact, these are so hot that last month, I listed four townhomes at Bridge street in Berwyn, an enclave of nine new construction townhomes walking distance to downtown Berwyn. In the first three weeks, we sold three of the four remaining homes! These homes, with over 2,600 square feet of living space offer high-end finishes at an affordable price of under $600,000. Top it off with the fact that these homes are located within Tredyffrin/Easttown school district, which has been ranked one of the top school districts in the entire country and it’s easy to see why these homes are selling fast. The LAST home that remains in this niche is 22 Bridge Street, listed at $585,000, is a fully upgraded three bedroom, four full and one half bath end-unit.
